Rental Application: Interested in applying for one of our rentals? You may apply for a home “ONLINE” on our website by clicking on the “Apply Now” button on the property you like. You may also apply in our office using our Rental Kiosk or by paper application available in our office. Along with the application you must also provide a Copy of Driver's license or State ID and must supply copies of your most recent pay check stubs. Please note that applications will not be processed without the paid application fee and if you do not provide all of the supporting documentation may result in a delay in processing your application or the denial of your application.
Rental Application Policy: A Sierra Vista Realty online “Rental Application” is required from EACH person over 18 years of age who will be residing in the property. Sierra Vista Realty “Rental Application” must be completed in its entirety, be signed by the Applicant (s), and be submitted with a $60 application fee; paid online via a credit or debit card or in person with certified funds; money order or cashier’s check made payable to Sierra Vista Realty. Sierra Vista Realty will not process incomplete application(s), nor will the Applicant be considered for the available property and the property will remain on the market.
Application Fees: Sierra Vista Realty requires a payment of $60.00 per Applicant over the age of 18, which is to be used to screen Applicant’s with respect to credit history and other background information and to off-set a the costs associated with the processing of the Applicant’s application. If an actual credit report has been processed for the Applicant, the credit check(s) fee will not be refunded for any reason. If an actual credit report has not been processed for the Applicant, the credit check fee will be refunded within ten (10) business days from the date of deposit into the Sierra Vista Realty account. Please note that applications will not be processed without the application fee paid.
Pet Policy: Policies on pets vary according to the property. Most properties will allow up to two (2) pets less than 35 pounds and older than 18 months old. However, none of the properties permit cats and the following breeds of dogs that may prevent a homeowner from securing homeowner's insurance: Akita, Alaskan Malamute, Chow, Doberman Pinscher, German Shepherd, American Pit Bull, Rottweiler, or Siberian Husky (Exceptions: Assistive Animals Only). Pet deposits are strictly enforced. If a pet is approved there is a $250 dollar pet deposit that will be required to be paid before move-in or before pet is acquired. Animals are only allowed with prior approval of the property owner and Sierra Vista Realty. Upon move-out, the property must be professionally treated for odor. As a pet owner, you must accept full responsibility for your pet. The ability to have a pet is considered a privilege and not a right. Pets must be approved through PetScreening.com.
Qualification Standards: Sierra Vista Realty reviews four (4) areas of the completed Application Package during the qualification process – Credit History, Criminal History, Rental/Ownership History and Income Level. To qualify for the available property with Sierra Vista Realty, Applicant must have a minimum of: Two (2) years established credit history in good standing, Two (2) years verifiable references from present and previous landlord and Gross income of approximately (3) three times the monthly rent amount. Married couples and related residents over 18 may combine income. All non-related persons must each meet the income requirement individually. We must be able to verify employment history. If you are self-employed, we will need tax returns for the last 2 years or verification of income through bank statements. Proof of employment may be established by providing the last two (2) consecutive pay stubs. If you are combining incomes to qualify, please provide a source of income for each Applicant. Proof of income may be established by providing a copy of the offer letter of employment from the Applicant’s new company or by providing bank statements with balances equivalent or greater than the gross income requirement listed above.
CURES: If the Applicant does not meet the above qualifications standards, in some cases, the following cures may be used at the sole discretion of Homeowner only.
Guarantors/Co-signers, in some cases, may be used to cure lack of credit, insufficient gross monthly income (within $1,000.00) of required amount), little or no rental history, or lack of stable income for six (6) months or longer. A Guarantors/Co-signers will not work for bad credit or accounts in collection. A Higher Security Deposit no more that 1+1/2 times the rental amount, in some cases, may be used to cure lack of credit, insufficient gross monthly income (within $1,000.00 of required amount), little or no rental history, or lack of stable income for six (6) months or longer.
If the Applicant knows they have something derogatory in their application package, please be prepared to be denied. Applicant(s) should not submit an application unless they are certain they want the property.
Credit History: Please be advised that Sierra Vista Realty will obtain, on behalf of the owner, a credit and criminal report for EACH Applicant over 18 years of age who will be residing in the property. By signing the “Rental Application” online (digitally) or on the paper the Applicant authorizes Sierra Vista Realty and/or agent(s) to obtain credit, criminal, eviction and sex offender report(s), to contact Applicant’s present and previous employer(s), bank(s), personal reference(s) and Applicant’s presents and previous landlord(s). Sierra Vista Realty uses an outside agency/vendor for the processing of all application packages. Generally, during normal business hours, the credit report is obtained within 24-48 hours after processing has begun. The lengthiest part of the application process is reference verification, so, if Applicant knows that one or more of their references may be difficult to contact, please let Sierra Vista Realty know in advance or perhaps provide alternate contacts telephone numbers. Additionally, if there is anything negative on the Applicant’s credit history or if Applicant’s employer, present, and or/previous landlord(s) would not recommend the Applicant as a resident, then, please provide a detailed explanation with the completed application package. We do not rent to anyone as leaseholders with open collections accounts, liens, judgments or open bankruptcies.
Bankruptcy, Evictions and Judgments: Bankruptcy- may be cured with a guarantor or higher security deposit if the bankruptcy has been discharged or has occurred at least three (3) years ago and all current obligations have been paid in a timely manner. Eviction – Applicant may not qualify for a property with Sierra Vista Realty if they have ever been evicted; Evictions will be reviewed on a case-by-case basis and will only qualify with owner’s written consent. Judgments – If Applicant has any judgment(s), Applicant will be required to pay the judgment amount in full, provide proof of payment and may be required to provide a guarantor and/or higher security deposit amount.
Guarantor Qualifications Policy: To qualify as a Guarantor for an Applicant with Sierra Vista Realty, Guarantor must have five (5) years of excellent to good credit history. Guarantor will not qualify as a Guarantor with a negative credit history. Additionally, Guarantor must have at least five times (5X’s) the monthly rental rate in verifiable gross income. All income must be verifiable and must have been stable for at least six (6) months or longer.
Criminal History: All occupants over 18 will be checked. No one convicted of a violent or property crime, or any recent felony, will be approved.
Processing your Application: Applications are processed in the order in which they are received. Processing is typically completed within 1 to 2 business days. Being a representative of the owner, and working in their best interest, we will choose the best application if more than one has applied.
Acceptance of Application/Verbal Approval/Lease Signing: After your application has been approved; earnest money will be required to take the property off the market. The house will remain on the market until earnest money is received. Earnest money must be paid by money order or cashier’s check. No cash or personal checks are accepted. Once the earnest money is received, any other applications on the same property will be held in a back-up status. You will then be contacted to schedule an appointment to sign your lease agreement.
If Sierra Vista Realty approves Applicant, Applicant agrees to execute Sierra Vista Realty Tenancy Agreement and all incorporated addenda for the property prior to move-in date and agrees to pay the first (1st) month’s rent (pro-rated if move-in date other than the 1st of the month) and all required security and pet deposits.
Applicant agrees that ALL parties to the Tenancy Agreement be present together at one specified time during Sierra Vista Realty, normal business hours which are Monday through Friday from 9am to 5:00pm to sign the Tenancy Agreement.
Earnest Money: Earnest Money is good faith money (that gets applied toward your move-in costs) that you will rent the property if we take it off the market. Earnest money equal to fifty percent (50%) of the listed monthly rental rate is required once the Applicant/Applicants have been approved. The house will remain on the market until earnest money is received and will hold the property for up to 7 days. The amount of earnest money may vary from each property. However, the earnest money will never be less than $500.00. This earnest money is non-refundable should the tenant not take possession of the property on the date designated on the rental agreement. Methods of payment for the Earnest Money must be paid in certified funds; money order or cashier’s check made payable to Sierra Vista Realty.
Denied/Declined Policy: Should the Applicant’s application be declined by any reason, the Applicant will be notified in writing via mail to the current address listed on the application or via email.
First Month’s Rent Policy: The first (1st) month’s rent will be due and payable at the time the tenancy agreement is signed and is a pro-rated rental amount based upon the tenancy agreement start date. Payment for the first (1st) month’s rent must be paid by certified funds (cashier’s check or money order ONLY!), made payable to Sierra Vista Realty prior to move-in date.
Security Deposit Policy: Sierra Vista Realty, standard security deposit is generally between to one and one and a half month’s rental rate plus pet deposit if applicable, which will be due upon move-in. All deposits must be paid in full upon move-in and by certified funds (cashier’s check or money order ONLY!) , made payable to Sierra Vista Realty. The security deposit is not to be used as last month’s rent.

Can I rent a home before I get to town?
Sierra Vista Realty highly recommends not renting properties “Sight Unseen” however because of the high number or potential renters moving here from out of the area who would like to move directly into a rental home upon arrival we will work with tenants who choose to rent a home sight unseen. We put as many pictures as possible along with a virtual tour of our homes online to help give the best representation of the property as possible.
How do I submit an application for a rental home managed by Sierra Vista Realty?
The application for tenancy is available on the "Homes For Rent" page and click on the "Apply Now" button for the home you like. Normally, once all information is received along with your application fee(s), the application process is completed in a matter of 24-48 hours.
What happens if two or more applications have been submitted for the rental property I am interested in?
Applications are processed in the order in which they are received. In the event that multiple applications are submitted simultaneously, the applications submitted with all required information and the application fee paid are processed first.
How long can you hold a rental home?
After your application has been approved, earnest money, (typically equal to the property security deposit), will be required to take the property off the market for up to 14 days after the posted availability date, and then they will require that rent payments begin.
What is earnest money?

If my application is approved, how soon may I move in?
In most every case, our vacant homes are available for occupancy within two days of an applicant being approved for tenancy. Though we make every attempt to address maintenance and repair issues within five (5) days of when the former tenant moves out, there is always the possibility that something was missed. If that is the case and the issue is discovered during the final inspection, we'd prefer to complete the maintenance or repair prior to your taking possession of the home. Only in exceptional cases would this require more than an extra day or two.
Who pays for the utilities and public services?
With rare exceptions, the tenant will be responsible for the payment of all utilities and public services. Sierra Vista Realty requires proof that such services have been placed in the name of the tenant prior to the tenant taking possession of the rental home. In the event that a service provider will not invoice anyone but the owner or the owner's agent, Sierra Vista Realty will collect payment for these services from the tenant, in advance.
Are security deposits required?
Yes, Sierra Vista Realty collects a security deposit typically in an amount equal to one month's rent. Security deposits are considered to be the property of the tenant until such time as the tenant surrenders the property to Sierra Vista Realty.
At no time during the term of the rental agreement may security deposits or pet deposits be used by the tenant, the property owner, or Sierra Vista Realty for the payment of rent, maintenance, repairs, or any outstanding charges as may exist on the tenant's account.

Any agent or employee who fails to comply with this Policy will be subject to appropriate disciplinary action.
When it comes to buying, selling or leasing a home or renting property, several state and federal laws were enacted to ensure the equal opportunity in housing for all people. The Civil Rights Act of 1866 prohibits all racial discrimination in the sale or rental of property. Moreover, the Fair Housing Act declares a national policy of fair housing throughout the United States, making illegal any discrimination in the sale, lease or rental of housing, or making housing otherwise unavailable, because of race, color, religion, sex, handicap, familial status, or national origin.
Other laws also impact the purchase, sale or lease of a home or renting an apartment. Title III of the Americans with Disabilities Act prohibits discrimination against persons with disabilities in places of public accommodations and commercial facilities. The Equal Credit Opportunity Act makes discrimination unlawful with respect to any aspect of a credit application on the basis of race, color, religion, national origin, sex, marital status, age or because all or part of the applicant’s income derives from any public assistance program.
In addition, state and local laws often provide broader coverage and prohibit discrimination based on additional classes not covered by federal law.
As a home seller or landlord you have a responsibility and a requirement under the law not to discriminate in the sale, rental and financing of property on the basis of race, color, religion, sex, handicap, familial status, or national origin. You cannot instruct the licensed broker or salesperson acting as your agent to convey for you any limitations in the sale or rental because the real estate professional is bound by law not to discriminate. Agents in a real estate transaction also are prohibited by law from discriminating on the basis of race, color, religion, sex, handicap, familial status, or national origin. They are prohibited from complying with a request from the home seller or landlord to act in a discriminatory manner in the sale, lease or rental. Moreover, a home seller or landlord cannot establish discriminatory terms or conditions in the purchase or rental, deny that housing is available, or advertise that the property is available only to persons of a certain race, color, religion, sex, handicap, familial status, or national original.
As someone seeking to purchase a home or rent an apartment, you have the right to expect that housing will be available to you without discrimination or other limitations based on race, color, religion, sex, handicap, familial status, or national origin. This includes the right to expect equal professional service, the opportunity to consider a broad range of housing choices, no discriminatory limitations on communities or locations of housing, no discrimination in the financing, appraising, or insuring of housing, reasonable accommodations in rules, practices and procedures for persons with disabilities, and to be free from harassment or intimidation for exercising your fair housing rights.
